Savills has completed the leasing programme at Beacon Tower, Bristol, with the city centre office building fully let following a refurbishment and repositioning strategy on behalf of landlord AEW.

The final lettings were secured to PMP and Phasecraft, joining an occupier line-up spanning technology, engineering and professional services, as well as flexible workspace.

Extending to 94,283 sq ft across 15 storeys, Beacon Tower has undergone a significant transformation in recent years, with a phased refurbishment programme delivering upgraded reception facilities, new lifts, enhanced sustainability credentials and a range of workspace options to suit evolving occupier requirements.

The fully electrified building now provides a mix of fully fitted, CAT A and flexible accommodation, alongside amenities including a gym, restaurant and rooftop bar, coworking facilities, cycle storage and showers. The building holds EPC ratings of A and B.

The completion of the leasing programme comes as Bristol’s office market continues to perform strongly. Savills latest analysis shows H1 2026 take-up reached 296,931 sq ft, up 40 per cent on the same period last year and the highest first-half total since 2022.

Demand for best-in-class accommodation remains particularly robust, with Grade A and Prime take-up totalling 173,236 sq ft in H1 2026, accounting for 58% of all activity across the city.

The refurbishment programme was delivered with support from Savills building and project consultancy team, helping to create a modern workplace environment aligned with occupier expectations and supporting the successful repositioning of the asset.
