Taylor Wimpey is preparing a proposal for the development of Manor Farm in Tongham, with plans to be submitted to Guildford Council soon.

The project, designed by architect Turley, aims to create a new neighbourhood that respects Tongham’s character. Key features include approximately 400 new homes, 40 per cent of which are designated as affordable housing, addressing local demand for affordable housing. The development will support local agriculture by retaining and partially relocating the Hop Garden and will incorporate a sustainable drainage system to improve water management.

The site is conveniently located within a five-minute walk of local amenities, enhancing accessibility for residents. The project is expected to generate an additional £65 million in Gross Value from job creation. With over 2,000 people on Guildford Borough Council’s housing register and a significant number in temporary accommodation, the development aims to meet the urgent need for housing.

The Constraints Plan outlines factors influencing development, including existing bus stops, habitats, and trees, to ensure a sensitive design that respects the local environment. Technical assessments of noise, air quality, ecology, and flood risk were conducted to inform the planning process.

Taylor Wimpey emphasises building high-quality, energy-efficient homes that foster community and sustainable living. Their homes feature sustainable elements like insulated roofs, energy-efficient appliances, and water-saving fixtures, aligning with their mission to create thriving communities.
