Transport For London (TFL) has been tasked to deliver over 10,000 homes by the Mayor of London and generating £850m for reinvestment in the Tube network. TFL own 5,700 acres of land, open for development, in one of the most densely populated cities in the World. The availability of sites located around the many Tube stations creates a unique opportunity to develop high-quality homes both affordable and to buy. West London has a good share of these sites with development underway in many of these.

TFL has a Property Partnership Framework and is working with 13 major developers across many sites. The West London highlights follow:

Western Avenue Ealing is a development of 180 new homes that are almost complete. Aviator Place close to Acton North and the Elizabeth line has been completed with Notting Hill Genesis. In partnership with Pocket Living 61 homes for 1st-time buyers are being developed at the Sudbury Town Station Car Park. Apartments for London are developing 68 affordable homes at Osterley Park Station above the car park.

Near Chiswick Park Station on Bollo Lane, Acton, TFL is ready to submit plans for a major development including new affordable homes, “green corridors” and an enhanced public realm. The consultation had finished in February 2020 and the plans were submitted for approval by Ealing but have yet to be heard due to the COVID-19 Pandemic.

Hounslow West a major redevelopment in partnership with A2 Dominion is currently in consultation and expected to be presented in the Autumn. UKPF covered the proposals here.

Wembley Park sees Barratt Homes and TFL develop plans to create 450 new homes and an enhanced public realm by reusing existing car park space. Exhibitions of the plans took place in January and February 2020. UKPF covered the proposals here.

The Northwood Quarter in Hillingdon is another proposal with Notting Hill Genesis to develop new homes and a station upgrade.

Southall Sidings, which is being used for storage by Crossrail Ltd, has the potential to provide 450 new homes, 40% of which will be affordable. There is also an opportunity to include some flexible space, which could be used for community events and to improve the local streetscape.

The development activity at TFL  is in addition to a commercial property arm that rents over 1,000 shop units, 800 arches, and Office space.
