Private investor/developer Thackeray Group has launched a £100m drive to acquire commercial properties with strong sustainability and occupier wellness potential.

Speaking at the opening of New Timber Yard, an exciting office and workspace campus in the heart of Hammersmith, West London, chief executive Antony Alberti said: “We are actively looking to turbocharge our development pipeline and have earmarked £100m to become a leader in the field of sustainable and wellness-focused real estate.

“We currently have exciting schemes in Cardiff city centre, Manchester city centre, Reading, the City of London, and here in Hammersmith, and we are eager for more opportunities.”

Set in an old timber plot that once supplied wood to the local neighbourhood and even served the Queen, the New Timber Yard provides 30,000 sq ft of Grade A office space. 

Each part of the building has been designed to retain the character of the original site. The history informs the transformation’s aesthetics, and it features multiple best-in-class wellness aspects and sustainability credentials. 

Designed by Frost Architects and Jo Cowen Architects, the BREEAM Excellent and EPC A New Timber Yard is reimagined using timber and natural materials throughout, with a heavy focus on sustainability.

Green credentials include PV panels, smart controls, high-performance LED, and green rooves with a wildflower and sedum mix for biodiversity. Energy-saving elements result in a 70 percent reduction in annual running costs compared to a typical new commercial building.

The future occupiers’ wellness is top of the agenda, with an on-site gym, showers, event spaces, and a landscaped courtyard with a Green Egg BBQ, pizza oven, ice baths, and an added bike storage facility with a dedicated drying room. 

The campus is in one of West London’s most accessible areas. Hammersmith is a key transport centre featuring three underground lines and a major bus interchange.
