Architecture:WK proposes “The Precinct” as a pro-bono Social Initiative Project for the former Teddington Police Station site at Park Road and Park Lane.
The scheme reimagines the brownfield plot as a compact civic quarter that blends housing, health, culture and everyday social life. It is designed to respond to local needs while creating a stronger public presence along the street.
The proposal includes 21 new homes aimed at young professionals through an affordable community ownership model, with some units also suited to older downsizers. Alongside this residential element, the scheme provides five GP consultation rooms, a two-screen boutique cinema with a bar, and a co-working café. These uses are arranged around a new pedestrian street, intended to create a shared, active internal space that feels like part of Teddington rather than a . development.
Architecturally, the vision combines warm brick, rusted steel, balconies, roof terraces, and generous planting to give the site a welcoming, sustainable character. The existing lawn to the north is retained, while active frontages onto Park Road strengthen public life. The outdoor cinema wall doubles as a stage for spoken-word events and neighbourhood gatherings, extending the site’s use beyond film.
Framed as more than housing, the project seeks to add to Teddington’s social fabric by creating a place where residents, patients, workers and visitors overlap in daily life. Architecture:WK is using the consultation to invite public feedback before advancing the proposal.
