Tungsten Properties, a UK leading industrial and warehouse developer has bought two acres of land from Sainsbury’s at Northampton Road, Brackley for £2.1 million.
They have already submitted a planning application to West Northamptonshire Council to build seven high specification trade warehouse units, ranging from 4,000 to 28,275 sq ft, with three units being under offer, subject to planning.
The land is next to a new Sainsburys store which was built in 2020, with the location also housing a pub, medical centre, motorsport and racing companies and other trade companies. The site is also well located and is convenient for access to the A43, junction 10 of the M40 to Oxford and Birmingham, and the M1 junction 15A at Northampton.
The development will target to be rated very good by BREEAM, with fit-out options available so that businesses can move in straight away.
Ashleigh Hayes, associate development director at Tungsten Properties said “Brackley is a thriving town which has experienced much residential and commercial development in recent years. There is a high demand from businesses needing trade and warehouse space which makes it an excellent location for investment. This has been proven by the first three of our seven units going under offer before we have even secured planning.”
Chris White from letting agents White Commercial said “This is an excellent purchase for Tungsten to develop Brackley’s first specific trade park within the new and prominently situated 25-acre development next to Sainsbury’s new Superstore, Marston’s Hotel and five-acre Health Campus. The region is experiencing substantial commercial and residential growth fuelled by both the area’s strategic location between M1 and M40 and the Silverstone Circuit effect as the home of the British Grand Prix. We will be expecting a good level of interest from trade occupiers which, until now, have been unable to occupy purpose-built trade units and accommodation in this region.”
