At the Wednesday Broadland planning committee meeting, two applications will be heard for the same site at Breck Farm Lane Taverham, which saw outline approval for a residential development of up to 1530 units in 2024.
Both applications seek reserved matters approval, brought forward by applicants who both seek to pursue a portion of the construction that could take place on the site.
First application
The first application is being brought forward by Barratt David Wilson Homes, who seek approval for the layout, appearance and scale of 279 new residential dwellings
The housing provision will include 29 per cent affordable housing, comprised of 10 one-bedroom maisonettes, 18 two-bedroom houses, 23 three-bedroom houses, six four-bedroom houses, nine two-bedroom houses, and 15 three-bedroom houses.
The application has been described as acceptable in principle, therefore there is a recommendation for approval subject to a variation in the Section 106 agreement, in order to address provision of self-build plots.
Second application
The second application is being brought forward by Abel Homes, seeking approval for the development of 126 homes.
The affordable housing for rent provision is comprised of 20 dwellings: eight one-bedroom flats, four two-bedroom flats, three two-bedroom houses, four three-bedroom houses, and one four-bedroom house.
The affordable home ownership provision is comprised of 13 houses: nine two-bedroom houses, and four three-bedroom houses.
The proposal is being recommended for approval with conditions, given its compliance with the principles established by the outline permission given in 2024.
