Housebuilding group untypical has secured land for 259 new homes at Linmere, near Houghton Regis.
The contract, completed with Lands Improvement, marks the fourth phase of the Linmere development and includes 10 per cent affordable housing. The project will be delivered via untypical’s Tilia Homes brand and will form part of a wider plan to build more than 5,000 homes alongside schools, parks, sports facilities and local centres.
James Stone, managing director at Lands Improvement, said: “We look forward to Tilia Homes bringing diversity of product and acceleration of delivery to bring much-needed housing in the area.”
Patrick Eve, head of regional development at Savills UK, who brokered the contract for Lands Improvement, said: “The involvement of Tilia Homes in this phase of Linmere represents an excellent addition to the carefully selected developer partners.”
He went on: “This acquisition demonstrates the robust nature of the residential development land market and a shared understanding in placemaking demonstrated by both parties”.
The Linmere site forms part of untypical’s broader growth across the county. The group is also progressing construction at Greenway View in Wixams, near Bedford (pictured). Greenway View is the group’s first dual-branded site, where Tilia Homes and Hopkins Homes are building 168 new properties.
That Greenway View development represents untypical’s third land parcel at Wixams, a large-scale scheme with permission for 4,500 homes plus community, retail and leisure facilities.
Gareth Jacob, regional managing director for untypical’s Eastern region, said: “We’re continuing to strengthen our land acquisition programme across Bedfordshire, reflecting our long-term commitment to this area.”
