Hillingdon has approved the redevelopment of a site at Eskdale Road, Uxbridge, for new commercial buildings.

The developer, PJN Properties Ltd, plans to transform the Island Site, located at Eskdale Road, Uxbridge, UB8 2RT. The proposal includes the demolition of existing mixed-use industrial buildings in poor condition and the construction of two new units. These units will cater to modern tenant requirements and continue the same use classes: E(g)(iii), B2, and B8. The redevelopment will include associated infrastructure such as landscaping, access, servicing, and parking.

The design and access statement, produced by RGP Architects, supports the full planning application. It details the reconfiguration of servicing and car parking, along with the relocation of the existing centrally located substation, to improve access and circulation for the new industrial units. The site, located within the Uxbridge Industrial Park, will undergo the demolition of buildings occupying approximately 3,571 sqm, to be replaced by 2,850 sqm of high-quality, flexible commercial floorspace.

The development will provide 26 parking spaces, including two for Blue Badge Holders and eight with EV charging facilities. Secure cycle parking for 16 cycles is also included. Access arrangements will be altered with a continuous fence line, pedestrian access, and two heavy-duty swing vehicle gates.

The building’s height will align with surrounding structures while meeting current industrial unit requirements. The design features separate pedestrian access and roller shutters for goods entrances, ensuring safe separation between uses.

The application was approved subject to a section 106 legal agreement and conditions outlined in the report.
