Property consultancy Vail Williams has successfully concluded three deals which required precision timing for a leading manufacturer and distributor of fire safety equipment.
The firm negotiated a lease assignment for a property in West Drayton, Greater London and the acquisition of properties in nearby Colnbrook, adjacent to Heathrow Airport, and at Newbury in Berkshire.
Vail Williams partner Maria Hoadley and surveyor Natalie Furtado acted for Haes Technologies and its distribution arm IST Supplies to pull off a series of complex transactions.
It came about after they were tasked with finding new bases for the different arms of the company as the business evolved – the distribution business of Haes Systems changed its name to IST Supplies in 2020 – as they no longer needed to be housed in the same building.
New premises were secured for Haes Technologies at established 6,454 sq ft Unit 17 Britannia Industrial Estate in Poyle Road, Colnbrook, and for IST Supplies at refurbished 4,244 sq ft Unit A2 in Cyril Vokins Road, Newbury.
Vail Williams’ building consultancy team also carried out the survey on the Poyle Road unit.
However, the deals were contingent on the disposal of the company’s original headquarters, the 10,994 sq ft Unit 3 on Horton Industrial Estate, West Drayton, and all three deals had to be simultaneous for production and distribution continuation reasons.
The lease on the industrial/warehouse unit was assigned until 2028 to EFBioPharma, a new division of logistics giant Easyflyers Logistics which is expanding in the UK into the life sciences and pharmaceutical sectors, providing specialised cold chain logistics.
