Vistry South East has completed the land acquisition for a proposed 446-home development at Hookwood, Surrey, near London Gatwick.

The site, west of Reigate Road (A217) in Charlwood parish, forms part of the wider Westvale Park area and will benefit from planned regional investment linked to Gatwick. The scheme has been brought forward through collaboration between landowners, promoters, consultants and developers, with the site now moving from planning into delivery.

Outline planning permission was granted in July 2024, and the land is allocated in Mole Valley District Council’s adopted Local Plan. A Reserved Matters application, covering the detailed design, has already been submitted, with determination expected over the summer and site start targeted for later in 2026.

The proposal is for a mixed-tenure neighbourhood delivering new homes across a range of sizes and tenures, including market housing, affordable homes, shared ownership, PRS/additionality homes, custom-build plots, and up to four gypsy and traveller pitches. The scheme also includes approximately 45 per cent affordable housing, around 200 affordable homes, and 22 self-build plots, equal to 5 per cent of the total.

Homes will generally be 2 to 2.5 storeys, with some 3-storey apartments for 1- and 2-bed units. A new community building of up to 1,500 sqm is also planned, providing flexible space for local use. The development aims to create a high-quality, sustainable new neighbourhood that responds to local character and supports wider housing needs.
