The approval by Wandsworth planning for the redevelopment of Scenery House at 2 Hereward Road, SW17 7EY, marks a significant milestone in urban development.

This unanimous decision paves the way for a mixed-use project that harmonises residential and commercial spaces while prioritising sustainability and community integration.

The project, prepared by Markides Associates for developer Indigo Scott, involves the demolition of existing warehouse and garage buildings to make way for a four-storey structure. This new development will feature one four-bedroom and two five-bedroom dwelling houses, alongside four two-bedroom flats. Additionally, it will include mixed commercial employment spaces, such as storage, office, research, and light industrial areas.

Key modifications to the original proposal reflect a commitment to incorporating community feedback and recommendations from the planning officer. The number of residential units has been reduced from nine to seven, and the basement level initially intended for commercial use has been eliminated. The first floor has been reconfigured to provide office space, and a hipped mansard roof has been added to Unit 1 to improve its relationship with neighbouring properties.

Privacy measures, such as balcony screening and vertical fins, have been implemented to address issues of overlooking. The development also incorporates an existing street tree, enhancing the area’s greenery and urban design. The total floor space of 1,350 square meters comprises 802 square meters for market housing, 269 square meters for office use, and 279 square meters for other uses classified as sui generis.

Environmental sustainability is a key focus of the proposal, aiming to achieve substantial reductions in CO2 emissions. The development aligns with modern sustainability goals through energy demand reduction, heat network implementation, and the use of renewable energy sources. Visual representations, including CGI images, highlight design improvements such as the revised commercial frontage and enhanced balconies.

This redevelopment reflects a balanced approach to urban planning, combining residential and commercial uses with a focus on sustainability, design quality, and community integration.
