The Wandsworth Planning Committee has approved for the redevelopment of 206-208-208D Mitcham Road and 2A Stella Road, SW17 9NN.
The proposal involves demolishing the existing residential and commercial buildings, including a former garage, to construct a new T-shaped building. This new structure will feature a four-storey element facing Mitcham Road, transitioning to a three-storey section at the rear.
The developer is Landmark UK developments LTD and the architects are Rohacs.
The design includes a basement with front and rear lightwells, providing flexible commercial space (Class E) on part of the basement and ground floor, along with 28 residential units (Class C3) above. The development will also offer private and communal amenity spaces, cycle storage, refuse storage, and landscaping.
The new building will align with the front building line of neighbouring properties and will be divided into six sections. The four-storey element will be 30m/36m wide and 15m deep, with a height of 9.7m/13.5m, including a 0.8m high front parapet wall.
The top floor will be set back from the lower floors, and the design includes front roof terraces. The site is adjacent to various residential and commercial properties, including a gym and flats at No.204 Mitcham Road.
The area is not within a conservation zone. Still, it benefits from excellent public transport accessibility, with Tooting Town Centre nearby and both Tooting Broadway underground and Tooting railway stations within walking distance.
The unanimous decision reflects the committee’s support for the proposed development, which aims to enhance the local area with modern residential and commercial facilities.
