Woking Borough Council has approved a residential scheme on land south of Brookwood Lye Road, adjacent to Five Acres in Brookwood.
The site was previously released from green belt designation in 2020 and is now treated as urban land within a wider site allocation. The council-owned developer ThamesWey Group submitted the application, and the proposal forms part of a broader plan for the area.
The development will involve the demolition of the remaining structures linked to the former caravan park at Five Acres, followed by the construction of 58 homes and three Gypsy and Traveller pitches. The homes will be provided in buildings of up to two storeys plus roof accommodation. The housing mix ranges from small one-bedroom flats to larger four-bedroom houses, and the scheme includes at least 50 per cent affordable housing, with a split between social or affordable rent and intermediate tenure.
Each of the three Gypsy and Traveller pitches will include a utility room, static trailer bay, trailer or caravan parking bay, external store shed, refuse and LPG storage, plus two parking spaces and a small lawn area. The proposal also includes new access arrangements from Brookwood Lye Road, a footpath link, and associated hard and soft landscaping and external works.
Planning officers said the scheme would make a significant contribution to housing delivery in the borough, especially given concerns about housing land supply. They also noted that the principle of residential development on the site has already been established through the Site Allocations DPD and is supported by the Core Strategy and the NPPF.
Despite some confusion among residents about the land in question, the council concluded that the proposal aligns with the development plan and wider planning policy.
