A planning application for the demolition of Hatfield Road Car Park and the development of 84 residential dwellings will be heard at the Slough Borough Council planning committee meeting this Wednesday.

Proposal details

The proposal, brought forward by Elstree Land (Hatfield) Ltd, with Savills acting as agent, seeks full planning permission for the demolition of the site’s car park, alongside redevelopment for the provision of 84 flats, alongside landscaping, car and cycle parking, and bin storage.

Originally, this proposal came forward with plans for 102 dwellings, with a scale between four and six storeys, however this was amended to form the current proposal following a review into development viability.

The flats would be compiled in a single four-storey building, with a central courtyard to provide communal space for residents

The housing mix would be comprised of 33 one-bedroom flats, 47 two-bedroom flats, and four three-bedroom flats.

The parking allocation would provide 26 spaces for vehicles, three of which would be accessible spaces

Objections

The proposal received one letter of objection, regarding pressure on infrastructure, and an insufficient supply of affordable housing and residential parking, however this objection related to the original form of the proposal, which has received no further letters of objection after the amendments were made.

Recommendation

The recommendation made is that the proposal should be delegated to the planning manager, for approval subject to the completion of a Section 106, to secure affordable housing obligations, education provision, car club contribution, travel plan monitoring, a conservation mitigation payment, and the requirement to enter a Section 287 agreement for a Traffic Regulation Order put in place for highway works.

Approval will also be subject to the expiration of an amended press advert on 12 June, and the finalisation of conditions.
