Guildford town centre is undergoing a significant transformation as part of a comprehensive regeneration plan aimed at creating a dynamic and resilient urban environment.
The town is experiencing a period of growth and revitalization, with low vacancy rates of just six per cent and the opening of 28 new businesses, reflecting strong confidence in the local economy. Footfall has increased by 4.6 per cent compared to the previous year, indicating renewed energy and growth.
The regeneration efforts focus on enhancing the town’s look, feel, and functionality, celebrating Guildford’s unique character while meeting modern community needs. A key aspect of this transformation is the introduction of new homes in the town centre, fostering a lively and sustainable living environment that supports local businesses and community engagement.
Guildford Borough Council, as a landowner of strategic sites, is actively addressing economic challenges and physical constraints through the Shaping Guildford’s Future project. This initiative includes the Guildford Flood Alleviation Scheme, developed in partnership with the Environment Agency, which aims to unlock private sector development opportunities and lay the groundwork for sustainable growth, new homes, and improved public spaces.
Cllr Julia McShane, leader of the council, emphasized the significance of these projects, stating; “This is a once-in-a-generation opportunity to reshape Guildford for the benefit of everyone who lives, works and visits the town. Together, these projects will create a town centre that is greener, more accessible and economically resilient, strengthening our local economy and supporting businesses to thrive. “
Several key projects are part of the regeneration plan. The North Street development, in partnership with St Edward, Guildford Borough Council, and Surrey County Council, will deliver 477 sustainable homes, new public squares, green spaces, and a modernized bus station. This project aims to create a pedestrian-friendly environment that boosts local business and improves air quality.
St Mary’s Wharf is another landmark development, offering 183 sustainable homes alongside shops, cafés, and restaurants. The project will open up the River Wey with a new town square and a biodiverse riverside walk, enhancing connectivity and biodiversity while contributing significantly to the local economy. The Guildford Park Road car park redevelopment plans include new homes, with 40 per cent designated as affordable housing. This initiative aims to transform underutilized land into a vibrant community space.
The Guildford Station regeneration project marks progress in creating a modern, connected gateway for the town, with 179 new homes and a new multi-storey car park to support sustainable travel.
Guildford Plaza, a recently completed development, sets a new standard for modern living with fully furnished studio apartments and exceptional amenities, catering to the growing demand for high-quality urban living.
The Guildford Flood Alleviation Scheme is a critical component of the regeneration efforts, with public engagement events scheduled to present the project to the community.
Amanda Masters, chief executive officer of Experience Guildford, highlighted the importance of these initiatives, stating; “Guildford’s regeneration is a vital step towards creating a town centre that works for everyone residents, visitors and businesses alike. These exciting projects will not only improve the look and feel of the town but also strengthen its economic resilience, attract investment and support our vibrant mix of independent and national retailers.”
