Two new lettings have been announced at Campus Reading International.

BBQ manufacturer Weber and IT firm XMA have selected Campus for their new UK head offices following the completion of refurbishment work of three suites by Alchemy Asset Management and Tristan Capital Partners.

Weber, which is moving from Hammersmith, has taken 5,437 sq ft unit while XMA, which is moving from Hertfordshire, has taken a 7,654 sq ft, both on five-year leases with break clauses. Both spaces are Cat A+.

Guy Bishop, director of Alchemy Asset Management, said: “The latest phase of fully fitted suites at Campus reflects the evolving needs of today’s office occupiers, who increasingly prioritise high-quality, ready-to-occupy space without having to fit-out, which requires substantial capex together with other resources and skills not always readily available inside their organisation.

“By delivering three thoughtfully designed, fully fitted suites, and already completing two significant lettings before completion, we are demonstrating both the strength of demand and our commitment to setting a new benchmark for Cat A+ workspace in the South East.

“The leasing evidence at Campus also shows we are repeatedly securing a 25 per cent premium over rents for non-fitted space in the same building.

“We have now delivered 11 fully fitted suites with Tristan at Campus, with the quality and delivery of each improving every time. We are proud to support innovative brands like Weber and XMA by providing spaces that enable them to thrive.”

Adam Ponting, country sales manager UK & ROI for Weber, said: “Campus provides a modern, flexible workspace that supports collaboration, wellbeing and future growth. The building’s thoughtfully designed amenities, strong sense of community and excellent transport links make it an ideal home for the Weber UK & Ireland team.

“Its sustainability-led approach also closely aligns with Weber’s values, creating an environment that supports both our people and our long-term ambitions.”

Savills and Bray Fox Smith are letting agents.

The final unit provides 3,114 sq ft of fully fitted space and is now available to let with immediate occupation at a quoting rent of £47.50 per sq ft.
