Hammersmith and Fulham Planning Committee has approved plans to redevelop the rear of The Grange on Goldhawk Road, Shepherds Bush, at Land to the rear of the Grange, 218 Goldhawk Road, London W12 9PD.

The scheme will replace the existing garages with a four-storey residential building containing 8 affordable homes, supported by rooftop solar PV panels, plant and enclosures, amenity space, public realm improvements, landscaping, cycle parking, replacement pram stores, and access and servicing works.

The approved development will provide two 4-bedroom, 7-person homes and six 3-bedroom, 6-person homes. All eight homes will be affordable, with 75 per cent in shared ownership and 25 per cent in social rent. The council, acting as developer, will retain ownership of the site and manage the affordable homes together with the communal and external areas.

Planning officers concluded that the principle of development was acceptable and that the proposal would make a positive contribution to the borough’s affordable housing supply. The design was found to be high quality, making effective use of an underused vacant site while fitting comfortably within the surrounding townscape. The committee was also satisfied that the scheme would not harm nearby heritage assets or neighbouring residential amenity, subject to conditions.

The proposal was also considered to meet relevant standards for accommodation quality and to address highways, transport, energy, sustainability, ecology, flood risk, air quality, and land contamination through planning conditions and a legal agreement. The project was shaped with input from the residents’ steering group and the wider community, helping to improve the design of the homes and green space.

Overall, the approval supports the delivery of new family-sized affordable homes, improved safety and security at the rear of The Grange, and better landscaped communal space for residents.
