The Hammersmith & Fulham Council proposal for the Becklow Gardens site has been approved, paving the way for a new residential development on land that was previously occupied by dilapidated garages.
The scheme will redevelop the site with a part three-storey and part five-storey building containing 20 new homes, all to be provided as affordable housing. These will include six social-rent homes and 14 shared-ownership homes.
The approved plans also include rooftop solar panels, plant and enclosure areas, amenity spaces, public realm improvements, landscaping, play space, blue badge parking, cycle parking, and other associated works. The development is intended to deliver high-quality homes while reducing impact on neighbouring properties through its modest height and carefully considered design.
The council, as both applicant and future owner, will retain control of the site and manage the affordable homes as well as the communal and external areas. The designs were co-produced with the residents’ steering group and wider community, reflecting local input throughout the planning process.
Planning conditions state that the homes must be used as single dwellings within Class C3 and not as houses in multiple occupation under Class C4. This restriction was included because HMOs would present materially different planning considerations that would require separate assessment.
Overall, the approval supports regeneration of an underused site, delivers new affordable homes, and provides community benefits such as a new playground, greener infrastructure, and renewable energy features, including air source heat pumps and solar PV.
