A new reserved matters application for the development of  188-dwellings at a pre-established Taverham site has come forward, and will be heard this Wednesday at the next Broadland District Council planning committee meeting.

The application, brought forward for Norfolk Homes, is for a site on Land between Fir Covert Road and Reepham Road, at Breck Farm Lane in Taverham, Norfolk.

An outline planning permission for the construction of up to 1530 units on this site was granted in 2024, and recently two other applications pursuant to this outline permission saw a committee resolution for approval.

The affordable housing provision includes 28 homes for affordable rent, comprised of 12 one-bedroom houses, eight two-bedroom houses, six three-bedroom houses, and two four-bedroom houses.

Additionally there are 18 homes for affordable home ownership/ intermediate housing, comprised of 12 two-bedroom houses, and six three-bedroom houses

Recommendation

The scheme is being recommended for approval as it is considered to be compliant with the principles of the outline permission.

The approval recommendation is contingent on conditions, and subject to a variation in the Section 106 Agreement that would address the provision of self-build plots.
