Hillingdon councillors unanimously approved a major residential redevelopment of the former Barn Hotel site on West End Road, Ruislip.
The project involves partially demolishing one Grade II listed building and converting retained historic buildings into three homes, alongside demolishing the existing hotel buildings and replacing them with new residential blocks ranging from two to four storeys. In total, the scheme will deliver 71 dwellings: 68 newly built homes and three created through conversion of heritage structures. The housing mix includes one-, two-, three-, and four-bedroom units.
The site’s historic elements, including Sherley’s Farmhouse and parts of the old barns, will be retained and adapted, while non-historic later additions will be removed. The proposal also includes a new access from Garden Close, car parking with disabled bays, cycle storage, refuse facilities, servicing arrangements, landscaping, and wider site infrastructure. Approval was linked to legal obligations covering health infrastructure, carbon offsetting, air quality measures, and training contributions.
A major point of controversy was affordable housing: the scheme provides none, with financial viability assessments indicating that a 35 per cent affordable requirement would make the heritage-led redevelopment unworkable. The hotel had previously closed in October 2023 and was temporarily used as emergency accommodation for families before redevelopment plans were finalised. Overall, the decision balances heritage retention with intensive residential redevelopment.
