Woolbro Group, the family-run national residential and commercial property developer, has secured planning permission to build 100 homes, 50% of which will be affordable housing, and 12,000 sq ft of commercial space in Alperton, North West London.

The development, alongside the Grand Union Canal, will feature a mix of 1, 2 and 3 bed apartments in two stepped buildings, both four to seven storeys high. Located on Beresford Avenue, a mostly residential street, the site is close to Alperton high street, between Stonebridge Park and Alperton Underground and Overground stations, and less than two kilometres from Wembley Stadium.

The scheme is in the heart of the Alperton Growth Area, reflects the London Borough of Brent’s goal of mixed-use regeneration along the Grand Union Canal, and is part of meeting the borough’s ambitious housing targets by 2026.

Designed by HWO Architects, in partnership with Evolution Estate Developments, the brickwork of the two blocks are in contrasting but complementary colours to add a changing rhythm along the canal. The buildings are stepped back to allow for a continuous public towpath, with the space between the blocks giving an appealing view of the waterway from the road. Apartments have balconies, further adding to the appeal for residents.

The 12,000 sq ft of commercial space within the scheme can be divided into smaller ground floor units and is suitable for creative maker space occupiers. The generous four-metre floor-to-ceiling heights are ideal for light industrial tenants seeking high-quality, well-designed space in regenerated locations. The commercial space also benefits from an outside yard and views over the canal.
