A much-debated project proposal for a new city – with a one-million-person capacity – situated just East of Cambridge, is in the first phase of its development.
The Forest City, brought forward by chief executive Shiv Malik, would be the first new city for over 50 years- at least 10 times larger than any of the new towns being brought forward by the Government.
The project would contain approximately 400,000 new homes, situated within 12,000 acres of trees- the reason for its namesake.
Outlined project development phases
Currently, the Forest City is attempting to prove demand for its construction- the first phase of its development- by contacting and working with future residents, employers and stakeholders.
If this phase is successful, the next phase will focus on detailing the project to be compliant with all necessary planning considerations.
After a comprehensive planning review, the project would then bring the completed proposal before Government in the hopes of approval for a Development Corporation, as a Parliamentary mandate would allow for quicker development not impeded by numerous planning applications.
After establishment of a Development Corporation construction would begin.
Potential issues
The project would be a huge development for the UK, certainly addressing housing supply, however issues arise with the project’s achievability- notably the proximity to Cambridge, as the town is already working on a long-term development goal of doubling in size, meaning there may be incompatibility, and an inability to complete both.
Additionally, there is not yet unanimous agreement on the project from all existing landowners based on the proposed site, leaving room for issues to arise if any do raise objections along the way.
Despite these issues there is support for the project given its ambition, a local farmer, Henry D’Abo described the project to the Financial Times as being ‘fantastic’.
Malik himself has outlined additional backing for the project, saying to the Financial Times that he has interest from ‘Romantic capital’ that will allow for him to fund £280mn for master-planning.
Current phase
The project is still in a very early stage of development, with no clear dates for project phases.
