Beauchamp Estates has completed one of London’s largest single rental investment transactions of 2026, selling nine apartments at The Pembridge in Notting Hill for almost £11 million to an Asian investor working in hospitality.
The buyer first purchased one apartment as a rental investment, then returned to acquire the remaining nine homes in the 19-unit development after testing the market.
The Pembridge is a five-storey boutique scheme on Notting Hill Gate and Pembridge Gardens, combining refurbishment and new build. Completed in late 2024, it offers one- to three-bedroom apartments and includes the preserved Victorian terrace and historic “Dundee Marmalade” ghost sign, alongside a redeveloped 1934 corner building clad in Portland stone.
The sale comes as Beauchamp Estates’ Millionaires Letting in London Survey reports that London rental values have reached a five-year high, encouraging more bulk investment deals. In the first half of 2026, two other major transactions totalling £67.39 million were also completed in Mayfair. Bulk purchases of six or more properties can qualify for a lower 5 per cent Stamp Duty rate rather than 12 per cent.
The survey found luxury London house rents rose to an average of £4,177 per week, while luxury apartments and penthouses averaged £1,957 per week. Notting Hill remains especially sought after, with strong demand from American and European tenants and rising interest from the Middle East, America and China.
Beauchamp Estates says the deal reflects increasing demand, reduced supply and strong long-term confidence in London’s prime rental market.
