Brunswick Property Partners, acting on behalf of its Akoya venture, has signed new deals totalling 18,000 sq ft at Power Road Studios, it’s ESG-focused refurbished creative campus in Chiswick, West London.

So Energy, a supplier of green energy to consumers, has taken an additional 8,000 sq ft occupying all of Studio 2 on a five-year lease. So Energy already occupies 7,000 sq ft of space at the creative office campus and has just renewed its lease on this space for another five years.

The Beauty Crop, a natural cosmetics brand, has also signed a five-year lease on 2,954 sq ft in Studio 1.

Acquired by Brunswick Property Partners (BPP) for its £1bn Akoya neighbourhood workplace vehicle in 2020, Power Road Studios is a former 1930s sewing machine factory that BPP has refurbished, transforming it into a vibrant creative office campus with sustainability and wellness at its heart. With units ranging from 500 sq ft to 30,000 sq ft in size to meet growing companies changing needs, it is rapidly filling up with many dynamic and innovative businesses. The campus is a short walk from the buzzy Chiswick High Road, and occupiers benefit from an onsite community and various events, including yoga classes, food and retail pop-ups.

Power Road Studios has been recognised as a WiredScore Gold development for its best-in-class connectivity and has also achieved AirRated Gold certification for its optimal indoor air quality.

Jon Cochrane, director of Asset Management and Sustainability at Brunswick Property Partners, said: “When we acquired Power Road Studios, our vision was to transform the 1930s building into sustainable workspaces for modern smaller businesses, all within a thriving campus-style community in a neighbourhood location. These deals are further evidence that we have achieved what we set out to, with fast-growing innovative companies like So Energy and The Beauty Corp choosing Power Road Studios to be the place they expand their businesses.”

Brunswick Property Partners formed its Akoya venture in September 2019 to create a £1 billion portfolio of sustainable and convenient workplaces in flourishing neighbourhoods in and around Greater London. It focuses on localism and work-life balance for occupiers, with healthy lifestyles, occupier well-being and local communities as some of its key themes.

Power Road Studios provides a range of amenities for tenants, including an attractive landscaped courtyard, onsite café, refurbished reception, 24/7 access, onsite cycle storage and parking. Power Road Studios is also well connected to the rest of London, with Gunnersbury Overground and tube station a 5-minute walk away, while Kew Bridge station can be reached in under 10 minutes.

Brunswick will measure and focus on reducing the whole life carbon when undertaking this refurbishment, which is standard practice on all Akoya assets.
