With an guide price of £11.5 million, Bidwells has launched a 942-acre commercial arable farm with historic airfield for sale, seven miles southwest of Cambridge.
The investment opportunity is located near the village of Fowlmere. The offering comprises 942.46 acres of Grade 2 arable land, a recently refurbished four-bedoom farmhouse, a range of agricultural and commercial buildings, as well as the long established Fowlmere Airfield.
The arable element extends to approximately 820 acres and is set out in large enclosures which are suitable for modern farming methods. KWS UK Limited, a leading agricultural plant breeding company, occupy land on a rotational basis for field trial plots, generating a notable annual income.
With an estimated rental value of £26,000 for the house, the Manor and Field Farms portfolio is generating approximately £176,000 per annum. Many of the farm and aviation buildings are let to a variety of business occupiers.
James Wood, partner and head of rural agency at Bidwells, said: “The farm’s strong agronomic performance, coupled with existing commercial leases and future development potential, will undoubtedly attract interest from farming businesses and investors alike.
“The property has been in the same family for decades and been farmed with meticulous care and attention during this time. Opportunities of this breadth and history rarely reach the open market.”
Manor Farm’s aviation story began in 1918 when it was home to the Royal Flying Corps base. The airfield has played a prominent role in both the First and Second World Wars, later serving the United States Army Air Forces. Today it remains a privately operated airfield generating a significant income and home to Cambridge Flying School and the British Aerobatic Academy.
Rebecca Westerhuis, associate at Bidwells, said: “Manor and Field Farms represent a uniquely diverse opportunity combining high performing arable land, secure commercial income, a family home, and an airfield of remarkable historical significance. Its proximity to Cambridge and the scale of the acreage make it one of the most exciting rural properties to come to market in recent years.”
The sale is being handled by Bidwells’ Cambridge office.
