The approval by the London Borough of Ealing for a new 23-storey tower in Southall marks a significant development in the area.

The site, located at 13-19 The Green, UB2 4AH, will undergo transformation from its existing structures to a modern high-rise purposed for student accommodation. This project is distinct due to its size and intent, aiming to address the shortage of student housing in London, specifically targeting students who often occupy residences intended for permanent local residents.

The proposed building will be car-free, highlighting a shift towards sustainable urban living. Instead, it will provide 329 cycle parking spaces, supporting environmentally friendly transport options. The building will include 424 student rooms, a sharp increase from the original 95 flats approved in a previous plan for the site. A significant portion, 35 per cent, of these rooms will be designated as affordable units, ensuring that the development remains accessible to a diverse range of students.

One innovative aspect of the construction is its modular approach, with many components manufactured off-site. This method is expected to reduce construction time and environmental disruptions. Additionally, the project will feature communal amenity spaces across various levels, contributing to a vibrant community feel within the development.
