Esmera Homes has announced that eight properties at its residential development at Abbey Walk in Coggeshall will now be offered for private sale following approval to transfer the homes from their original affordable housing allocation.

The development is already under construction, with a number of private homes reserved, sold or currently being marketed, helping to establish a growing new community within the area.

The eight homes, comprising a mix of two and three-bedroom semi-detached properties with private parking, were initially intended to be acquired by a registered housing association. However, despite extensive engagement with affordable housing providers, no housing association came forward to purchase the homes.

Following discussions with the relevant stakeholders and the local authority, approval was granted for the properties to be released to the private residential market, allowing Esmera Homes to make them available to local buyers and families seeking high-quality new-build accommodation.

As part of the transition to private sale, the homes will benefit from a specification aligned with the wider Abbey Walk development. Buyers can expect premium finishes, contemporary kitchens and bathrooms, and a range of features designed to deliver a high-quality living experience. With construction progressing, purchasers currently have the opportunity to personalise many of their interior choices, creating a home tailored to their individual tastes and requirements.

The homes at Abbey Walk are on sale through the new homes team at Savills in Chelmsford, with guide prices starting from £425,000.

Lauren Maynard, sales & marketing manager at Esmera Homes, said: “Abbey Walk is already taking shape, with homes being reserved and sold, helping to create a vibrant and thriving new neighbourhood.

“While these eight properties were originally intended for housing association ownership, no registered provider was able to proceed with a purchase despite extensive efforts to secure a buyer.

“Their release to the private market allows us to respond to strong local demand for quality new homes while ensuring the properties can be occupied without unnecessary delay – providing buyers with a premium product that sits alongside the wider development.”

Emma South, associate director in the new homes team at Savills in Chelmsford, said: “The release of the additional homes increases the range of properties available at Abbey Walk and is expected to generate strong interest from first-time buyers, professionals and growing families seeking modern, energy-efficient homes in a desirable location.”
