Lanpro has received approval for a residential-led mixed-use scheme on the former Shoebury Garrison site in Southend-On-Sea and is acting on behalf of Garrison Developments LLP.

The site currently has various constraints that limit development on the land. The primary issues surrounding any proposals are that the site is located in Flood Zone 3 as well as being a biodiversity-rich environment which was designed by Stolon Studio Architects in order to create proposals that accounted for these factors.

The resulting plans focused on landscape design and aim to create open space within an attractive parkland setting that also functions to manage flood risk and drainage sustainably on-site. The approved plans include:

    • 214 high-quality homes, including affordable housing;
    • 10’763 sq ft health centre;
    • 2’690 sq ft of commercial/retail space;
    • Public open space and landscaping for the local community.

Lanpro provided Planning, EIA, Landscape Design (including LVIA) and Heritage services. The project, and detailed negotiations, were led by Claire Wilkinson, Associate Director, with support from Andy Rudge (Senior Heritage Consultant) and Anna Oliveri (Landscape Architect).
