The Hounslow Planning Committee has unanimously approved the redevelopment of Griffin Park into 149 high-standard homes.
The project, led by HTA Design architects and developer EcoWorld, will transform the site into 41 houses and 108 flats across three blocks, ranging from four to six storeys. The development includes hard and soft landscaping, private amenity spaces, car parking, cycle and refuse stores, a substation, and new vehicular and pedestrian entrances.
This redevelopment aims to provide much-needed housing, including 21per cent on-site affordable housing, while enhancing the public realm and landscaping with minimal impact on nearby properties. The design is considered high quality, aligning with the local character and context, and uses materials and building features to mitigate the impact of the development’s scale. Located near Brentford Town Centre, the project encourages sustainable travel with high levels of cycle storage. It aims for a 65 per cent reduction in carbon dioxide emissions compared to a Building Regulations Part L (2013) baseline.
EcoWorld London plans to honour local heritage by creating a 1,770 sqm community park at the heart of the development, fostering an inclusive, safe, and healthy neighbourhood. The master plan aligns with current planning policies and community needs, offering a mix of sustainable homes and new pedestrian routes, along with a publicly accessible park.
The proposals remain similar to those consulted on in 2021, with updates to the housing mix to meet local requirements and market demand better.
Minor changes have been made to comply with updated building regulations and design guidance. Key updates include larger footprints for some townhouses, additional storeys for others to accommodate family needs, increased biodiversity, retention of stadium features, more allotments, improved access, and enhanced safety measures for pedestrians and cyclists.
