The Hammersmith and Fulham Planning Committee has approved Phase 5 of the White City Masterplan, featuring a 30-storey residential building in London’s Wood Lane Conservation Area.

The development includes 163 homes as part of the master plan consent. The project, led by St James, consists of a single-storey basement and ancillary uses.

The planning application, valid from November 2024, outlines conditions for development, including a three-year commencement limit, compliance with approved drawings, and a comprehensive Construction Management Plan. Environmental safety is prioritised with measures for contamination, air quality, and flood risk.

Sustainability is emphasised through a 57 per cent reduction in carbon emissions, green roofs, and a Whole Lifecycle Carbon Assessment. Transportation plans include electric vehicle charging points, a car-free strategy, and enhanced pedestrian and cycle access. Noise and lighting regulations ensure minimal disruption, while design standards focus on high-quality materials and aesthetics.

The development supports biodiversity with a 0.42 Urban Greening Factor and includes public realm enhancements. Accessibility is prioritised with inclusive design and transport provisions. Legal agreements secure affordable housing and local infrastructure contributions.

Public consultations have addressed community concerns, and the Mayor of London has approved the application without further consultation. Transport for London recommends a car-free scheme, and the Health and Safety Executive has reviewed fire safety designs. Thames Water has requested conditions for water supply and drainage.

Despite some resident objections, the development aligns with planning policies.
