The Hounslow planning committee has approved an ambitious project for a new dementia care home in Chiswick, marking a significant step forward in specialist care provision.
This development, located at 1-15 Chiswick Terrace, Acton Lane, W4 5ly, will see the erection of a six-storey building designed to accommodate an 85-bed residential specialist care facility, alongside a retail unit. The project promises to bring modern, high-quality care to the area, supported by a team of experienced professionals.
The Care Concern Group (CCG), a well-regarded care home provider founded in 1991, is at the heart of this development. With over 75 care homes across England, Scotland, and Wales, CCG is known for its commitment to delivering a range of care services, including residential, nursing, dementia, and respite care. Employing over 4,000 people, CCG’s diverse portfolio ensures that they meet the varied needs of the elderly population throughout Great Britain.
The new Chiswick facility will accommodate residents requiring 24-hour support in non-self-contained accommodation. Before being offered a bed space, each resident will be screened to ensure they require personal care for all daily activities. This meticulous approach underscores CCG’s dedication to providing tailored care solutions that enhance the quality of life for its residents.
Hunters, a multidisciplinary architectural and building consultancy practice based in Hammersmith, London, spearheads the architectural design of the Chiswick care home. With over 65 years of experience, Hunters has a proven track record of procuring, designing, and modernising a diverse range of buildings. Their expertise in specialist dementia design is particularly noteworthy, as they strive to meet and exceed the design criteria in the HAPPI (Housing our Ageing Population Panel for Innovation) guidelines.
Hunters’ commitment to excellence is evident in their achievement of the Gold Standard for specialist dementia-enabled environments, as audited by The University of Stirling’s Dementia Services Design Centre. This accolade highlights their ability to create environments that are not only functional but also supportive of the unique needs of dementia patients.
The Portobello Trust is driving the development, and it is excited to bring this project to fruition. The redevelopment of the 0.14-hectare site involves total demolition of existing buildings to make way for the new care facility. The project will also include landscaping, cycle parking, and refuse/recycling storage, with off-site highway and footway improvements planned via a section 278 agreement.
Further contributions will be sought through a section 106 agreement, which includes the delivery of four off-site blue badge parking bays, Active Travel Zone improvements, carbon offsetting, and enhancements to healthcare provisions within the Chiswick Primary Care Network. These efforts reflect the Portobello Trust’s commitment to sustainable and community-focused development.
The proposed care facility aims to reduce carbon emissions by 37 per cent over a Building Regulations Part L compliant baseline, targeting a BREEAM Excellent rating. The project incorporates whole lifecycle principles to ensure sustainable development, with a commitment to offset remaining emissions through a cash-in-lieu payment.
The development boasts an Urban Greening Factor and Biodiversity Net Gain scores of 0.42 and over 100 per cent, respectively, promising ecological improvements for the site. The project will employ between 60 and 90 full/part-time staff, contributing to local employment and economic growth.
In conclusion, the new dementia care home in Chiswick represents a collaborative effort between the Care Concern Group, Hunters, and the Portobello Trust. Together, they are set to deliver a state-of-the-art facility that not only meets the needs of its residents but also enhances the local community and environment. This development is a testament to the power of innovative design and dedicated care provision in supporting our ageing population.
