Angle Property has submitted plans for a 25, 188 sq ft warehouse on the Western Industrial Area in Bracknell.

The developer’s plans, submitted to Bracknell Forest Council, involve demolition of vacant RSA House, a 41,215 sq ft office building in Western Road, and its replacement with the Class B8 warehouse, which will include 2,800 sq ft of Class E(g) offices. The 0.593-hectare site falls within the Bracknell BID area.

The scheme, to be known as Bracknell Gate, will have 25 parking spaces and will target an EPC A rating and BREEAM Very Good. The previous building, which closed in March 2020, had 138 parking spaces.

Haslams Chartered Surveyors is marketing the space both to let or for sale.

Haslams partner Neil Seagar said: “We’ve spoken to a variety of users, mainly warehouse-type users not just in Bracknell but from across the region, which shows the lack of supply. We might pull an occupier in from outside of the town.”

He said speed of transport and the links with the M3 and M4 were strong selling points for the building which, subject to planning, could be ready for occupation by the end of 2024 or early 2025.

Montagu Evans planned the scheme, which was designed by Woods Hardwick. Transport planning was done by Mayer Brown.
