A major regeneration project on the Peabody Estate at St John’s Hill, opposite Clapham Junction Station, has now been completed, delivering 658 new homes across three phases.

The final phase added 307 homes and brought the long-running programme to a close. The wider development includes affordable and social rent housing, a new community centre, extra-care housing, a public square and commercial space.

Wandsworth Council leader Cllr Robert Morritt attended the completion event alongside Peabody and development partner Mount Anvil. He said the scheme represents a significant investment in the Clapham Junction area and highlighted the borough’s openness to development and investment.

The council said it is working to boost housing supply through stronger partnerships with developers, alongside its own Homes For Wandsworth programme. It also aims to improve council homes, reduce homelessness, cut reliance on temporary accommodation and support leaseholders more effectively.

Cabinet member for housing Cllr Matthew Corner said the council’s priority is to keep building homes and expand choice for residents, whether they want to rent, buy or access affordable housing.

Peabody’s Simon Barry said completing St John’s Hill is an important milestone for the community and praised residents for their patience and involvement throughout the project. He said the regeneration has delivered hundreds of affordable homes and new spaces for residents to enjoy.

Mount Anvil chief executive Darragh Hurley described the project as a collective achievement, saying it reflects years of partnership working, listening and shared commitment to creating homes and places that meet Londoners’ needs.
