Award-winning house builder, The Hill Group, has revealed its latest venture in the residential sector with the acquisition of a 20-acre site situated north of Kennel Lane in Billericay, Essex.

The property, purchased with outline planning permission for up to 200 homes, marks a significant addition to Hill’s residential pipeline.

The next phase of the project will see Hill engaging with local residents and authorities to create a community-focused development tailored to the unique needs of the area.

The company’s vision includes the construction of a range of high-quality, sustainable homes, featuring one and two-bedroom apartments and two to five-bedroom houses.

The development will be designed as a landscape-led project, placing a green public open space at its core. Over a third of the homes will be dedicated to affordable housing, contributing to the broader goal of addressing local housing demand.

Andy Hill OBE, Group Chief Executive of The Hill Group, expressed enthusiasm about the project, stating, “This well-located land provides an ideal opportunity for The Hill Group to deliver high-quality modern accommodation that helps address housing demand within the Billericay and wider Basildon area. We’re excited to bring forward a project that improves local infrastructure and enhances the natural environment while providing much-needed sustainable new homes to the region.”

Formerly under private ownership and left undeveloped, the site is set to undergo a transformation into an attractive suburban neighbourhood, creating a sense of community and well-being among residents.

Hill’s plans prioritise outdoor spaces for all homes, ensuring each house has a garden, each apartment features a balcony or terrace area, and all properties come with designated parking and cycle storage.

The overall biodiversity of the development will be enhanced through various landscaping features, including two sustainable urban drainage system (SuDs) basins, alongside additional tree and hedgerow planting.

Infrastructure and connectivity improvements will extend beyond the development’s boundaries, benefiting the wider community with the addition of a new cycle path, investment in highways, and enhancements to an existing footpath adjacent to the site.

Situated just one mile from Billericay town centre, the development offers proximity to excellent amenities, including highly regarded local schools and a well-connected train station with regular direct services to London Liverpool Street in just 34 minutes.

The strategic location further enhances the appeal of the project for both current and future residents.
