Construction is progressing on the £500 million 100 Kensington project, a residential development by SevenCapital and MARK Capital Management.

Set to complete in early 2027, this project will introduce the only new vertical village in Kensington and Chelsea, featuring 462 homes, including 276 market sale apartments and 186 affordable units. The development will also offer leisure, community, retail, and commercial facilities.

As one of the largest residential projects in the area, 100 Kensington is 25 per cent complete, with Ardmore as the main contractor. The project includes the tallest residential tower in the Royal Borough, currently at 18 storeys, with completion expected by early 2026. The architectural design by John McAslan & Partners and Corstorphine & Wright will create a new gateway for Kensington with seven buildings around a central podium garden.

Located on a 1.7-hectare site, the development will feature rooftop gardens, a pavilion for events, a health club, and commercial spaces. The 29-storey landmark tower will house 129 market sale apartments, including two duplex penthouses. The tower’s design includes a stone-like façade, chamfered windows for solar shading, and natural ventilation.

Three mansion buildings, inspired by Victorian and Edwardian architecture, will offer 116 market sale apartments, while a 12-storey tower will add 31 more. The third mansion and another building will provide 186 affordable units managed by Notting Hill Genesis. Residents will enjoy a community leisure centre with a gym, pool, and fitness studios at subsidised rates.

The market sale apartments, averaging 929 sq ft, will be designed by Conran & Partners. The podium garden, designed by IDP, will include a pavilion for cinema screenings and events. The vertical village concept offers elevated leisure spaces, enhancing security, privacy, and well-being with natural light and views.
