Ealing Council has agreed to buy 95 new flats at Bollo Yard in Acton, turning homes that were originally planned for shared ownership and 80 per cent market rent into socially rented housing for people on the council’s waiting list.
The properties are part of the wider Bollo Yard development on Bollo Lane, between Acton Town and South Acton, and will offer 1-, 2-, and 3-bedroom homes.
This is the council’s third purchase of homes from a developer in 14 months, following earlier deals last year for almost 200 homes in Southall and 110 homes in Acton. The move comes as housebuilding across London continues to struggle because of rising labour, materials, and borrowing costs, with new council and housing association homebuilding in the capital having fallen sharply between 2022 and 2024.
The council says the purchase will help meet strong local demand for affordable housing. More than 6,000 households are currently waiting for a council home, while thousands more are living in temporary accommodation such as bed and breakfasts. The new flats are expected to be completed in 2028, with demolition already underway at the site.
Once finished, the homes will provide modern, energy-efficient accommodation at rents far below the private market. Ealing Council says its rents are, on average, less than a quarter of equivalent private rents. Councillor Louise Brett said the deal shows the council is acting decisively to address the housing crisis and give local families a better foundation for health, work, education, and community life.
