Angle Opportunity Fund has acquired 21,600 sq ft Brook House in Bracknell and appointed Haslams Chartered Surveyors to market it.

The fund, managed by Angle Property, acquired the building along with the surrender of a lease held by Vodafone and plans to refurbish the warehouse building to provide a low density B1/B8 unit.

The building is in 2.4 acres in Cain Road on the Western Industrial Estate.

James Good, director of Angle Property said: “We are very pleased to have completed this exciting off-market purchase in such a strong location and with great potential to meet current occupier needs in the industrial and warehouse sector.

“It is our first purchase of 2021 and first deal for the Angle Opportunity Fund which we are keen to grow with suitable opportunities.”

Angle Property describes the fund as a discrete fund seeking to acquire planning and development opportunities within London and the South-East.

Its initial focus will be on acquisitions in the £2 million – £5 million lot size range although it has plans to grow that. Purchases are funded without third party debt.

Haslams  acted alongside MacLaren & Partners for the fund in the acquisition, Cushman & Wakefield acted for Vodafone and Gerald Eve acted for the seller.
