On 8 August, planning permission was granted for Fairview New Homes’ proposed residential scheme at the former Wembley Centre for Health and Care, subject to completing a satisfactory legal agreement and meeting the conditions and information requirements in the committee and supplementary reports.
The 1.7-acre brownfield site, which Fairview acquired unconditionally from NHS Property Services for £3.5 million, is set to deliver more than 100 new homes in Wembley. The site is within a 10-minute walk of Wembley Central and Sudbury Town stations, giving it strong public transport access and good local infrastructure.
The proposal covers the demolition of the existing buildings at Brent NHS Primary Care Trust, Wembley Centre for Health & Care, 116 Chaplin Road, Wembley, HA0 4UZ, and the construction of buildings ranging from 3 to 6 storeys containing 108 residential units, car parking, public realm improvements, landscaping, highway works, cycle parking and stores, plus other associated works. Fairview’s Land Director, Rhys Davies, welcomed the approval as an important milestone for a well-located scheme that makes effective use of brownfield land and will help meet local housing needs.
The Planning Committee considered the application on 2 July 2026, when officers recommended approval subject to a Section 106 agreement. However, a majority of members were minded refusing the scheme, raising concerns about affordable housing, parking and congestion, lack of community space, insufficient play space for older children, limited family-sized housing, harm to neighbouring amenity and daylight, and effects on a non-designated heritage asset and the character of the street scene.
Members deferred a final decision pending further officer analysis of those potential refusal reasons.
