A delighted Ealing Council Planning Committee has approved two deeds of variation by Tide Construction Ltd for two Student Blocks in the borough.
Ealing Council has secured a substantial £15 million for social housing by implementing changes to two key developments. These projects, located at 42 Hastings Road and 50-54 Drayton Green Road, West Ealing, and 13-19 The Green, Southall, are pivotal in transforming the local housing landscape.
Under planning application reference 233551FUL, the first development originally included 412 purpose-built student bedspaces, with 35 per cent designated as affordable student accommodation. However, a Deed of Variation has been approved, allowing Tide Construction to replace the on-site affordable student accommodation with an £8 million Payment in Lieu (PiL). This strategic move aims to fund low-cost affordable housing, aligning with the London Plan Policy requirements.
Similarly, the Southall project, referenced as 243547FUL, has undergone a Deed of Variation. This amendment removes the obligation to provide affordable student bedspaces within the development. Instead, a £7 million PiL will be directed towards conventional affordable housing. This change reflects a broader strategy to address the area’s pressing need for affordable housing.
These developments are part of a larger trend where Tide Construction is adapting to the evolving housing demands in Ealing. The company is contributing to a more balanced and sustainable housing market by redirecting resources from student accommodation to affordable housing. The decision to implement these changes comes as numerous purpose-built student accommodation projects are nearing completion, ensuring that the local area is well-equipped to meet diverse housing needs.
