The proposed redevelopment project at Lots Road South, London, involves a cross-boundary collaboration between the London Borough of Hammersmith & Fulham (H&F) and the Royal Borough of Kensington & Chelsea(K&C).

The project, supported by H&F and already approved by K&C, is spearheaded by developer Mount Anvil, PRP Architects, and Rolfe Judd Planning. It aims to transform the area by demolishing existing structures and creating a mixed-use scheme. This includes 274 housing units, with a focus on affordable housing, comprising 118 high-quality social rent homes, including 65 extra care units.

The development will feature non-residential spaces totalling 2,015 sqm, including commercial, business, and service areas, as well as local community and learning spaces. The buildings will range from 5 to 13 storeys, with a basement. Public realm improvements are a key component, with new walking and cycling routes, public access, and new pathways through the site. The project promises 2,577 sqm of new public open space, featuring widened pavements, a creekside promenade, and a community square.

Emphasising sustainability, the development is designed as a car-free zone, with only six accessible spaces for blue badge holders. It will also enhance greenery with 48 new trees, landscaped gardens, and green roofs. The commercial space will include 685 sqm of affordable workspace at discounted rents for qualifying organisations, 1,054 sqm of flexible commercial space, and a new 276 sqm community centre.

The project aims to improve the creekside environment with a new creek wall and landscaped habitats. Prior to Mount Anvil’s involvement, Kensington and Chelsea Council engaged with the local community to align the project with their vision for the area.

The regeneration is expected to bring significant benefits to local residents, enhancing the area’s diverse mix of communities and amenities. The site was identified for future development in the 2019 Local Plan, and a Design Brief was adopted as a Supplementary Planning Document in July 2022, following community consultations.
