Planning approval has been secured for a significant development at Lots Road South in Chelsea, which includes 274 new homes and the borough’s first purpose-built extra care scheme.

This project, led by the Council’s partner, Mount Anvil, aims to support older residents aged 55 and over with independent living options and 24/7 on-site care. The development will provide 65 extra care homes at social rent, 53 social rent homes, and 156 private homes.

Additionally, it will feature a community square, community centre, Creekside promenade, landscaped gardens, affordable workspace, and flexible commercial space, enhancing the neighbourhood’s vibrancy while maintaining its character.

The scheme is part of a broader vision to increase affordable housing and improve local amenities. Plans include a new riverside open space with seating, a play area, and improved access to the Thames Pathway, fostering community connections with nature. Upgrades to Westfield Park are also underway, featuring new planting, seating, and accessible facilities.

Cllr Emma Will emphasised the importance of the development in addressing the housing crisis and improving residents’ lives, while acknowledging concerns about construction disruption. Efforts are being made to incorporate resident feedback and minimise impact during the building process.

Marcus Bate from Mount Anvil highlighted the collaborative efforts with the community and the project’s role in meeting housing targets. The development promises to transform an underutilised site into a vibrant neighbourhood, offering affordable housing and enhancing residents’ quality of life.

The project is set to begin next year, with plans for significant public realm improvements and sustainability initiatives that will benefit the wider community and city.
