LPPI Real Estate Fund has submitted plans for a 12-storey office building at One Passage Street.

The developer plans to demolish and redevelop the existing office building with 15,658 sq m of Class E Commercial, Business and Service space. 

Designed by AWW, the development is aiming to achieve BREEAM ‘Outstanding’, the highest rating for sustainable buildings, with the possibility of connecting to the Bristol City Council’s district heat network which will provide 100% renewable energy upon completion. 

The application was received by Bristol City Council on December 22 and is currently pending consideration.

If approved demolition could start in mid-2022 with completion set for late 2024.
