Wisley Acres is a forthcoming zero-carbon-ready residential development in Ockham, Surrey, being built on the former Wisley Airfield site and expected to launch in summer 2026.

The scheme will include 1- to 5-bedroom homes, with 1,730 homes planned in total and 40 per cent allocated for affordable housing.

The development is designed as a mixed, community-focused neighbourhood with extensive facilities. Planned amenities include shops, cafes, healthcare services, a primary school, a nursery, and an innovation centre for meetings and remote working. A Community Trust is intended to help residents play a role in managing and maintaining the neighbourhood.

Environmental and recreational features are central to the project. Plans include more than 52 hectares of open green space, a large Country Park, sports pitches, protected woodlands, grasslands, wetlands, over 10km of walking paths, and play areas. Homes are expected to be highly insulated, fitted with low-carbon heat pumps, have solar panels on most properties, have electric vehicle charging, and have no gas boilers.

Wisley Acres also aims to improve sustainable travel. Proposed transport links include e-bike schemes, car clubs, new bus services, and improved cycle connections to nearby Effingham Junction and Horsley railway stations. The location also offers access to the A3 and M25, with nearby towns such as Ripley, Cobham, Weybridge, and Guildford within reach.

Overall, the development is presented as a countryside community combining modern housing, sustainability, local services, and strong connections to the surrounding area.
