Hillingdon Council has approved an application by Sheffield-based Vesta Group to redevelop a former retail warehouse in Hayes into 150 residential units and flexible commercial space.

The proposed development of Keith House, which was used by Yodel, includes just 14 social rent units which falls below the 50 per cent affordable housing target. However, the scheme was considered acceptable because the commercial floorspace provides a comparable level of employment to the former warehouse.

The development is small enough to escape any requirement to provide public amenity space but a contribution has been agreed to create space in the nearby Pinkwell district.

The site is only eight minutes walk from Hayes and Harlington station which is on the Elizabeth Line.

Six councillors voted to approve the proposal. Some spoke against the scheme but the committee decided benefits outweighed the harms.
