The Hounslow Planning Committee has approved the redevelopment of the Sega site on Great West Road into a mixed-use scheme called Brentford Works.
The project is led by Areli Developments Ltd, with Benoy as the lead designer. Located at 27-1053 Great West Road, TW8 9BW, the development involves demolishing existing structures to create 856 homes, including 266 affordable units, alongside commercial and retail spaces. The scheme also includes public realm improvements, landscaping, and infrastructure enhancements.
Brentford Works aims to optimise the development capacity of an underused brownfield site within the Great West Corridor Opportunity Area. It promises significant public benefits, such as 7,461 square meters of employment space, a new public square, and extensive landscaped areas. The project is expected to generate approximately 417 full-time equivalent jobs and includes provisions for discounted market rent for co-working and workshop spaces.
Despite its benefits, the proposal faced objections due to potential harm to heritage assets, including the Orangery, Kew World Heritage Site, Kew Green Conservation Area, and Gunnersbury Registered Park and Garden. Critics argue that the visual impact on these sites constitutes less than substantial harm, though the development’s public benefits are considered to outweigh these concerns.
Brentford Works is designed as a sustainable, inclusive urban regeneration project, emphasising community engagement and local identity. Key features include high-quality, affordable homes, a generous public realm, and integrated commercial spaces. The development targets net-zero carbon emissions, increased biodiversity, and a new clean air route to promote healthier, car-free movement.
