Corscale has appointed McLaren Construction and Phoenix ME to start predevelopment works under a pre-construction services agreement of a 140MW data centre at Court Lane in Iver, Buckinghamshire.

Court Lane’s 14-acre (5.7 hectare) West London site alongside the M25 motorway is at the heart of the UK’s core data centre corridor and represents a significant investment in the UK’s digital infrastructure.

Corscale’s 140MW new campus, includes the development of two buildings and a dedicated, architecturally unique 140MVA substation. The design by Gensler achieves aesthetically sympathetic architecture and cladding to blend into an adjacent Grade 2 listed farmhouse, with attention paid to biodiversity.

The delivery team brings together some of the industry’s leading specialists. Main contractor McLaren Construction, MEP delivery partner PhoenixME and architects Gensler are supported by Cundalls on MEP design and L&P Group on engineering support.

The existing 14-acre site is currently used as an industrial estate accommodating a mix of heavy industrial use, garages, metal recycling, waste transfer stations, concrete and aggregate mixing and storage, large vehicle storage and tyre distribution.

Project timeline

The site previously saw plans submitted in October 2025, redevelopment works, including site clearance and enabling works, will commence on site on 1 July 2026 and the project targets practical completion in Q4 2029.

Early priorities will be relocation of two 36” water mains by Affinity Water and delivery of a full remediation strategy.
