Londonewcastle and Royal London Asset Management (RLAM) have instructed CBRE to market an exceptional residential-led, mixed-use development opportunity that has full planning permission.

The Hurlingham on the River scheme, at the current Hurlingham Retail Park, is one of the few remaining development opportunities on the affluent stretch of the river. The site in Fulham, SW6, adjacent to Wandsworth Bridge, boasts 475 feet of uninterrupted River Thames frontage.

The site which has a £300 million price tag, extends to 1.3 hectares, with vacant possession available at short notice.

The planning permission is for a mixed-use development, comprising 269 residential apartments, including 45 affordable homes, 32,775 sq ft of commercial space and 50,000 sq ft of shared external amenity space, including 24,000 sq ft of private residents’ gardens.

Buildings will range from four to 12 storeys.

The luxury riverside development was designed by multi RIBA, Civic Trust and BCI award-winning architects Hopkins. The designs represent a modern interpretation of classic London mansion blocks. Almost every apartment has private amenity space such as a roof terrace or balcony, many of them with river aspects.

The main building includes a triple-height entrance lobby linked to premium private amenity spaces, including a screening room, wellbeing studio and business lounge.

Residents will enjoy 24,000 sq ft of landscaped podium gardens, designed by eight-times Chelsea Flower Show winner Tom Stuart Smith. Classic London garden squares inspired the space.

Commercial operators will have a south-facing waterfront location. Potential operators could include retail, leisure and food and beverage outlets or even a signature destination restaurant.

Drew Watkins, fund manager for RLAM, said: “The fund has owned the Hurlingham Retail Park for a long time and feel we have taken the first major step in its redevelopment by securing an excellent planning permission for a residential-led scheme. We are now looking for the right group with suitable expertise to take forward the project to the next logical step and deliver this stunning project.”

David Barnett, chief executive and co-founder of Londonewcastle, said: “Hurlingham on the River is an incredibly significant project for Londonewcastle and a truly exceptional riverside development opportunity in London.

“From the outset of our involvement, we have sought to assemble a best-in-class delivery team that have helped us bring forward a scheme of architectural and local significance.

“The planning permission that we have secured on behalf of RLAM is unique within the London market and will deliver a bespoke, residential-led development with private and affordable housing of the highest quality. We are very proud of the work that has gone into this and look forward to seeing it come to life in the built environment, establishing what will undoubtedly be a thriving addition to the neighbourhood and a sought-after development.”

Adam Cradick, executive director, Residential Land for CBRE, said: “We expect there will be significant interest in Hurlingham on the River. It is an exceptionally rare blend of prime riverside location, scale, and an architectural vision which marries world class design with visionary placemaking to create a luxury riverside development opportunity.

“This is one of the last remaining riverside regeneration sites in this prime part of London, and one of only a few prime consented residential development opportunities to come to market in London in recent times.

“The success of other waterfront schemes nearby including Battersea Reach, Battersea Power Station, Fulham Riverside and Wandsworth Riverside Quarter have helped establish the reputation of London’s riverside developments internationally, and we therefore anticipate interest from overseas developers as well as domestic.”
