Vistry unlocks 270 homes in Ashtead

Vistry has helped unlock a complex strategic land opportunity in Ashtead, Leatherhead, by securing planning consent for 270 new homes after more than a decade of promotion and local engagement, beginning in 2014.

The approved scheme will provide 40 per cent affordable housing, alongside around 30 acres of public open space, play areas, green corridors, a new community building with potential for a nursery, biodiversity improvements, healthcare contributions and support for Surrey Connects digital on-demand bus service.

Vistry Strategic Land, in partnership with Wates and Vistry’s Southeast Region, brought forward the site south of Ermyn Way. Formerly designated as Green Belt, it was released through the Local Plan process and shaped by a holistic approach that responds to local housing need, infrastructure requirements and wider community priorities.

The consent demonstrates Vistry Strategic Land’s expertise in identifying and promoting complex sites through the planning system, while establishing a new outlet for the business and strengthening its relationship with Trinity College, Cambridge, an important institutional landowner.
